The road to an Upward Community
Confidentiality and internal meetings
After you decide that you would like to explore the possibility of an Upward Community with us, we work with you to ensure the prompt signing of confidentiality agreements. We are careful to safeguard sensitive information throughout the process.
Laying the groundwork for negotiations, we collaborate with your organization — along with your bond, financial, and legal counsel — to review the initial terms of the lease agreement.
Q&A and internal survey
To facilitate open dialogue with bond, financial, and legal counsel, as well as our team at Upward, we host a Q&A session to address any questions or concerns you may have.
Around this time, we also conduct an internal survey to gather feedback and preferences from potential tenants. Additionally, we can initiate pre-lease conversations with interested employees to gauge demand and structure a seamless transition.
Discovery, planning, and design
Together, we explore various options for house plans, aesthetic designs, amenities, and the build site, tailoring them to meet the specific needs and preferences of your employees and organization.
Building upon the internal survey results, we collaborate with you to make final decisions on site selection and unit configurations, prioritizing flexibility to best serve your unique requirements — and, whenever possible, aspirations.
Presentation to stakeholders
In order to ensure that everyone is on the same page, we prepare and deliver a comprehensive presentation. We coordinate the best time to hold this presentation with you, so all key stakeholders can be in attendance.
This meeting includes outlining finalized plans, projected timelines, and expected benefits. It also provides an excellent opportunity to address any lingering questions or concerns, engage stakeholders, and garner their support.
Final agreement and approvals
Our team, in collaboration with legal counsel, drafts a comprehensive lease agreement reflecting mutually agreed-upon terms and conditions. Of course, we allow ample time for thorough review and negotiation.
Next, we facilitate the approval process within your organization (e.g., school district). We obtain the necessary signatures and endorsements from relevant stakeholders, addressing any remaining concerns in the process.
Breaking ground and ongoing support
Together, we celebrate the milestone of breaking ground on the Upward Community site, marking the beginning of construction and progress towards providing much-needed housing for your employees.
As your community is built and sustained, you can rely on the Upward team as an ongoing resource. Our leadership and staff have extensive real estate development and investment experience to help you continually maximize the value of your new housing — and keep it revenue-neutral.

ABOUT USHOW WE SERVE EMPLOYEESReview a few common questions
What are the economic advantages of an Upward Community?
For employers, an Upward Community can help you attract – and retain – top talent. Employees benefit from reasonable rents, enticing commutes, and a place to put down roots, while enjoying beautiful homes and engaging amenities. And, of course, your city and region can benefit from the anticipated influx of critical workers.
Why is Upward the right solution at the right time?
We address one of today’s most pressing problems: Finding high-quality, affordable, conveniently located, and safe housing while the cost of living accelerates. Unfortunately, wages aren’t keeping pace with these essentials, and too many talented workers are strained to make ends meet. Upward bridges this gap.
How are you different from other single-family home developers?
Inspired by critical workers and their integral role in each community, we sought out a way to serve them – and create a win-win for employers and employees alike. In this way, our mission-driven team recognizes the invaluable work of teachers, nurses, firefighters, and all public-sector employees.
What size homes do you build?
Whatever your community needs, we can engineer it. As home developers with extensive experience, the sky’s the limit. Every project prioritizes layouts that provide yards, privacy, and real room to relax. Our homes are always built to local regulations and tailor-made to your particular needs. Most Upward Communities range from two- to four-bedroom layouts, with garage and front porch options for every rental home.
Are the homes rentals or for purchase?
The way we set up our properties is customizable to your specific needs. We anticipate that most communities desire rental homes, though we can provide rent-to-own and buying options – and pave the way to the wise investment of home ownership. During our discovery process, we’ll discuss these choices with you in depth.
